For Investors

Today's home. Tomorrow's legacy.

We're agents and active investors. Whether it's your first rental or your tenth door, we underwrite every deal like it's our own money — because we've done exactly that.

Why investors work with us

We started as flippers.

Our journey in real estate began in property flipping — taking houses from disrepair back to their former glory. Along the way it became clear the real work was empowering the people living in them, so we learned the rules of the industry inside out to serve as licensed agents and personal advocates. Today we bring an investor's eye for hidden value to every client: we don't just help you find a house, we help you acquire a strategic asset and build a lasting legacy for your family.

Financing

Six ways to fund the deal.

DSCR (asset-based) loans

Qualify on the property's rent rather than your personal income. Ratio = rent ÷ PITI; most lenders like 1.25, some go to 1.0.

HELOCs

A line of credit that uses the equity in a home you already own as collateral.

Conventional mortgages

Lowest rates; typically 15–25% down for an investment property; qualify on personal income and DTI.

Hard money

Short-term (6–24 month) loans for fix-and-flips and properties the bank won't touch.

Creative financing

1031 exchanges, and seller financing — including taking over a seller's existing low-rate mortgage payments.

The BRRRR method

Buy, Rehab, Rent, Refinance, Repeat — how investors recycle the same capital into the next deal.

How we hunt

Every property goes through the same six filters.

The buy-box

Are we holding 30 years to build a legacy, or is this a 5-year equity play?

Macro & micro market intelligence

Real estate is hyper-local. A house in Lancaster City performs differently than one in York.

Deal pipeline diversification

Serious investors never rely solely on the public MLS.

Quantitative underwriting

Every property gets run through a financial model before an offer.

Strategic due diligence

Use matches zoning; no outstanding code violations.

Capital structuring

Traditional mortgage, DSCR for scale, or private bridge money for a rehab.

Get ready financially

Four first moves before your first deal.

Check your credit

Know your score before a lender does.

Build a monthly budget

See what you can carry if a unit sits empty.

Save your down payment

Most investment loans need 15–25% down.

Meet a lender
