E-Town: a college borough with a real downtown.
Elizabethtown, known locally as E-Town, is a borough in northwest Lancaster County, about 20 miles from Harrisburg, Lancaster and York and roughly ten miles from Hershey. It is home to Elizabethtown College, has an Amtrak station, and has grown steadily outward since the middle of the last century. We help buyers and sellers see where the borough ends and the surrounding market begins.
Central, connected, and still a town.
A college and rail town
Elizabethtown College, a private liberal arts college, anchors the community, and the Amtrak station gives commuters a rail option toward Harrisburg and Philadelphia. Both shape who buys here and why.
An older core and newer edges
After World War II the borough grew quickly, with homes and businesses spreading into nearby farmland. Today the market runs from older homes near the town square to newer neighborhoods further out, and they behave like different markets.
A mailing address is not a school district
The borough's public schools belong to the Elizabethtown Area School District, and some areas outside the borough with Elizabethtown mailing addresses are in neighboring districts. We verify the district for each specific address.
What we pay attention to in Elizabethtown.
Match the home to the commute
E-Town's central position suits commuters heading to Harrisburg, Hershey, Lancaster or York. We look at real drive times and the rail option for each home, not just the distance on a map.
Read the pocket, not the town
An older home near the square and a newer home on former farmland are priced and sold differently. We pull comparable sales from the same kind of pocket so pricing stays honest.
For investors
Demand near the college and the station can behave differently from the rest of the borough through the year. We help investors look at the numbers for the specific street before they buy.
